"Pleased With Kevin & Connie On All Counts"
"As first time home buyers, my wife and I were in need of lots of guidance and advice throughout the home-buying process. We came to Team Cook because we wanted to buy in Berthoud, and we figured that a long-time realtor in the area would be most knowledgeable. We also wanted to work under a "buyer's contract," to be sure that our interests were adequately represented in negotiations. We were very pleased with the services of Kevin Cook, Connie Salazar, & the rest of Team Cook on all of these counts. They were helpful and courteous, and didn't seem to mind answering the myriad of questions we had about the entire process. We also found them to be very knowledgeable about Berthoud's real estate market, and Kevin's long history of practice in the community was particularly helpful during the negotiations. He worked well with us to craft reasonable requests, and we were satisfied that we got fair deals throughout the process. We recommend Team Cook to any potential buyer, especially the first-timer. We would hope to work with Kevin, Connie and Team Cook again in future real estate transactions."
Sincerely,"Phil Klein"

Working With An Agent >Real Estate Agent Representation
Which party in a real estate transaction is represented by the real estate agent--the buyer or the seller? Until recently that question was never asked because the answer was always the same. Traditionally all the marketing professionals involved in real estate transactions were legally and ethically obligated to conduct business on behalf of the seller. They may have aided the buyer in certain situations, but their client was the seller. Today that is not necessarily the case.
In a time of increasing specialization, buyers can be represented by a real estate agent who functions solely as a buyer's broker. In this case, the sales professional helps the buyer locate a home, negotiate the price, and is responsible to the buyer only, for an agreed-upon fee or a percentage commission.
In any real estate transaction you have the right to know which party the real estate agent is representing.
