About the Loveland, Fort Collins and Longmont, Colorado Area

Loveland

Situated within the beautiful Colorado landscape, Loveland Colorado combines the splendor of nature with a vibrant community devoted to social interests, cultural activities, and outdoor pleasures. With a population of over 50,000 residents, you can enjoy the benefits of small town living in a relaxed and safe environment.

Fifty miles north of Denver, Interstate 25 and Highway 34 intersect the town and allow easy access to neighboring areas. Named after William A. H. Loveland, president of the Colorado Central Railroad, Loveland was founded in 1877 and became home to many failed prospectors who nonetheless found prosperity in agricultural and farming ventures. Located just 25 miles east of the Rocky Mountain National Park, Loveland is often referred to as The Gateway to the Rockies and is within easy access to many natural wonders. Boyd Lake State Park is also a nearby drive, providing the residents of Larimer County with countless hours of enjoyable outdoor adventure.

You can visit the nearby town of Berthoud. Nestled between the cities of Loveland and Longmont, Berthoud's local charm is well known. Shaded parks, quaint and historic neighborhoods, and peaceful streets allow Berthoud a special ambiance.

Sentimental Loveland is also the home of a long-held Valentine tradition. Known locally as the City of Sweethearts, thousands of people send their valentines through Loveland's Post Office each year to receive the city's postmark. Loveland is truly an uncommon area of natural splendor where residents can raise families and enjoy friends among the beauty of the Colorado landscape.

Longmont

Longmont Colorado abides in the shadow of the beautiful Colorado Rocky Mountains, which provides a spectacular backdrop for the residents of this intimate, active community. Longmont has a population of over 72,000 and is located only 37 miles from Denver and 16 miles from Boulder, thus allowing easy access to big city amenities.

Founded in 1871 by members of the Chicago Colony, Longmont was named after Major Stephen H. Long, an explorer who led the expedition into The St. Vrain River Valley in 1820. Today Longmont is a thriving community perfectly situated for outdoor enthusiasts and recreational buffs who desire the pleasure and serenity of the great outdoors.

Longmont is also home to several high-tech companies and has a lively cultural atmosphere. Historical neighborhoods, charming boutiques and great restaurants provide endless opportunity for entertainment pleasure.

And for those who must be outdoors, nearby Barbour Ponds State Park provides the best warm-water fishing in the area. With over 300 days of sunshine and spectacular views of the Rockies, Longmont Colorado is an idyllic place to live.

Fort Collins

Sixty miles north of Denver, nestled on the Colorado plains near the Rocky Mountain foothills, you will find the picturesque city of Fort Collins, Colorado. With a population of over 120,000 inhabitants, this active college town provides many interesting diversions. Named in honor of Colonel William Collins, Fort Collins was originally established in 1864 to provide safety for weary travelers taking the historic Overland Trail.

Located within ten miles of Loveland, Fort Collins is within easy proximity to both Interstate 25 and Highway 34. Home to both the Colorado State University and the National Technological University, Fort Collins encompasses all the energy, variation, and free thinking that characterizes college life. Fanciful Old Town includes a pedestrian walkway perfect for shopping, dining, and people watching--or take the historic home tour of 1880s-restored Victorians to catch the feel of a bygone era. Nearby Lory State Park and the Cache la Poudre River are perfect destinations for fishing, kayaking, horseback riding, or white water rafting.

The combination of great recreation, safe living, vibrant culture, and outstanding beauty have placed the city of Fort Collins on many top ten lists including Best Place to Live and Work in America, Best Place to Visit, and Best Place to Retire. Residents of this lovely city enjoy a quality of life that is indeed to be envied.

Real Estate Tips
Radon >Detecting Elevated Radon Levels

Radon gas is a colorless, odorless, radioactive gas that can pose a serious health risk if it becomes trapped under your house. Radon typically enters the home via underground crawl spaces, sump pumps, gaps in the basement and even the water supply. It can pollute your indoor air with its toxic vapors, and is held responsible for more than 20,000 lung-disease-related deaths every year. Radon is assumed to be present in millions of American homes.

How do you detect the presence of radon gas, and how can you reduce its presence and influence if it is found in your home? First, have your home tested by a professional. Many contractors are licensed or certified by state and/or local agencies. They will conduct diagnostic testing to determine if radon gas is at acceptable levels. If levels are dangerous, the contractor can install a radon reduction system. Ask the contractor for references documenting the results of past work in other homes. Make sure the company checks the house after the system is installed, to verify that it is reducing the radon levels.
